Based in Greensboro, NC · Serving buildings nationwide · 10,000+ sq ft

Find out why your energy bill went up.

For property managers and owners of buildings 10,000 sq ft and up. Send 12–24 months of electric, gas and water bills — no hardware, no site visit to start — and get a plain-English report for each building: what changed, why, what to check first, and what fixing it could be worth.

  • Electric, gas & water in one report
  • Findings ranked by likely $ impact
  • Portfolio rate: $39/building/mo for 5+

A 10,000–25,000 sq ft commercial building spends roughly $15,000–$36,000 a year on energy — so even a small percentage is real money.*

How it works

Three steps. About 15 minutes of your time.

1

Send your bills

Upload PDFs through a simple form or forward your utility e-bills. 12 months works; 24 months is best. Most utilities let you download past bills from your online account.

2

We do the detective work

We line up every bill, compare each month to last year, adjust for weather, and separate using more from paying more per unit — and spot things like estimated meter reads.

3

Get a plain-English report

A short PDF that says what happened, how sure we are, what to check first, and a realistic savings range. Then a monthly check-in so nothing sneaks up on you again.

Sample report

See exactly what you'd get

These pages are from a sample report for a fictional 12,000 sq ft Greensboro office building. All numbers are made-up example data.

What you get

One clear report a month for every building

Electric

Cost and kWh vs. last year and last month, adjusted for weather. Flags after-hours HVAC, new always-on loads and rate changes.

Gas

Heating use compared with how cold it actually was, plus estimated meter reads and the corrections that follow.

Water & sewer

Usage that rises when it shouldn't — running toilets, stuck irrigation valves, leaks. Sewer is often billed on water used, so leaks cost twice.

Alerts, ranked

Each issue gets a green / yellow / red status, an estimated $ impact and a confidence level, so you know what matters most.

What to check first

Specific, low-cost next steps (who to call, what to look at) with a realistic savings range — not a sales pitch for new equipment.

Follow-up

Next month's report tracks whether the fix worked, so you can see the savings show up on the bill.

FAQ

Questions owners ask

What do I need to send?

Your monthly utility bills — electric, gas and water/sewer — for the last 12 to 24 months, as PDFs or photos. Most utilities let you download past bills from your online account; we'll show you where. Building size and normal operating hours help too.

Why not just use a free review from my utility?

If your utility offers one and you're eligible, take it! Many utilities run free energy reviews or audits for business customers — for example, Duke Energy offers a free Energy Data Review to small businesses that looks at electric smart-meter data and suggests low- or no-cost changes. These programs are worthwhile, and they typically focus on that utility's own service. BillClue covers a different, wider job: electric, gas and water/sewer together for each building, in plain-English reports, with a monthly check-in that follows up on each fix — and one consistent report across every building and utility account you manage. Many owners will find the two work well side by side.

Is there a contract?

No. Monthly monitoring is month-to-month — cancel anytime. The founding-client first report is free with no obligation, and the one-time checkup is a flat fee.

Which utilities do you work with?

Any electric, gas or water/sewer provider in the U.S. that sends a bill — investor-owned utilities, co-ops, municipal utilities and city water departments all work the same way. Buildings with several accounts or meters are fine.

Do you work with buildings outside North Carolina?

Yes. BillClue is based in Greensboro, NC and serves buildings anywhere in the U.S. Everything works remotely from your bills, and walkthroughs happen by phone or video.

Do you install anything or need access to the building?

No. Everything starts from your bills. If a finding needs confirming — say, HVAC running overnight — we'll suggest a simple check you or your maintenance person can do.

What happens to my data?

Your bills are used only to prepare your reports. They're stored in a private, access-controlled Google Drive — never shared publicly, never sold. We never ask for your utility passwords. Ask any time and we'll delete your bills and reports.

How accurate is it?

Monthly bills can't see inside your building, so findings are estimates. Every finding comes with a confidence level and a cheap way to confirm it before you spend money. If your bills look normal, we'll tell you that too.

Are you trying to sell me equipment?

No. We don't sell or install equipment. Most first steps are things like fixing a thermostat schedule or a running toilet.

Who's behind this?

BillClue is a new service started by Robert, based in Greensboro, NC and serving buildings nationwide. We're working with a small group of founding clients to make the reports as useful as possible.
